The Design Process
Free Initial Consultation – We understand the value of free, no-obligation advice, prior to instructing a professional to work on your project. As such, we offer a free initial consultation, either in person locally or via telephone, where we can discuss your requirements and expectations and advise on applicable planning and building control considerations. Together we can then collate ideas to form a client brief and discuss the design and management process.
Following your initial consultation, Selby Design will put together your bespoke quotation and proposal package, outlining the process in accordance with your requirements and a breakdown of associated costs for consideration. The project scope will often vary, however the list below gives a guide of how we might proceed if successful.
Stage One (site survey) – Once deciding to proceed, we will arrange an appointment to carry out a full digital measured survey of your property, in order to produce the existing plan and elevation drawings.
Stage Two (design and issue) – The existing and proposed, plan and elevation drawings, will be produced and issued to you via email for confirmation of the design (as per initial client brief).
Stage Three (complete plans) – Where applicable, upon acceptance of the proposed plan and elevation drawings, the building regulation details and sections will be produced and a copy of the plans will be issued to the instructed structural engineer in order to carry out the structural calculations.
Stage Four (application) – With the plans completed and any associated documents in hand, i.e structural calculations, party wall agreements etc, they will be submitted to the local authority for validating which usually takes approximately 7-10 days.
In the case of building control, you have the option to make your application to the local authority through our LABC Partner Scheme or through an independent building control officer or consultancy. Your designer will discuss these options and the differences with you at this stage.
You will be advised of the local authority application fees and these can either be paid to Selby Design in order to make your application online, or alternatively a cheque can be made payable to the appropriate council or company and posted with the hard copy drawings.
Stage Five (management) – Once the application has been validated, we will liaise with the assigned officer on your behalf, throughout the application process to decision. Should the council require any additional information or alterations to the plans, we will take care of this for you.
