Although your home extension proposal my be covered by permitted development rights and not in need of planning approval, it will still require building regulations approval before any construction work can commence.
Not usually quite as long as the planning approval process, the full plans approval from building control is usually obtained within 5 weeks from your local authority. This time frame can sometimes be reduced by opting to make your building regulations application via an approved, independent building inspector. Some of whom may be able to provide conditional plans approval within 5 days.
Selby Design work closely with a number of approved independent building inspectors and would recommend this route for both the efficient manor in which applications are dealt with, together with the added on site and off site construction guidance.
Selby Design can produce building regulations drawings either from your already approved planning drawings, or we can provide a full plans and building regulations drawing to meet your requirements and specification. Our drawings detail all the relevant building details and specifications in order to obtain building regulations approval under the Building Act 1984 and the Building Regulations 2000. These regulations are regularly updated and we ensure that we keep up to date with any changes.
